A window-by-window survey of the timber sashes at a listed gallery building in Mayfair, carried out while the site was inactive.

The survey recorded the condition of each opening and set out the works required, distinguishing the box frames from the sashes and the glazing so that restoration and replacement could be weighed window by window, and glazing options were specified where replacement was in question.

Ten window positions were inspected across the first and second floors. Every one was graded urgent, but for three different reasons, and the recommendations separate accordingly.

Four first-floor boxed sashes showed major movement in the box frames and were recommended for new boxes and sashes. Two further first-floor windows were later six-over-six replicas rather than original joinery, so they were given a decision of their own, with three routes compared: restore and re-glaze, restore and retrofit vacuum glazing, or replace, each with its thermal gain and heritage impact set out.

On the second floor the box frames had already been removed from the building, so the loose sashes were assessed off site and the openings recorded as needing measurement before new boxes could be made. One window sat in front of a vertical sliding shutter system that is likely to be original, and this was flagged to be opened up and tested before the work was priced.

Lead paint was visible on two windows and recorded as likely on four more, so testing across all ten was specified before any preparation, with stripping and sanding to be carried out under lead-safe conditions.
