Managing a listed or period block means being responsible for a lot of windows. A window condition survey gives you a numbered record of every one, its condition and urgency, and a clear repair-or-replace plan you can consult leaseholders on and put out to tender. We survey occupied blocks and estates of several hundred windows.
A window condition survey gives you an independent record of what every window needs before you consult leaseholders or go out to tender. Without one, works tend to be scoped from a contractor’s own assessment, and that is a difficult position to consult from, because leaseholders are entitled to ask why a window is being replaced rather than repaired and the answer needs to exist in writing before the question is asked.
A survey also settles the order of work. Blocks rarely need everything done at once, and knowing which windows are urgent and which can wait is what turns one large figure into a programme that can be staged across budget years.

Yes, most of the blocks we survey are occupied. Access is arranged with you in advance, and where a flat cannot be entered we record that in the report rather than guessing at the condition.
