Window condition survey and coded register for a private gated estate in north London

The survey covered close to 2,000 windows and doors spread across more than twenty blocks and wings, from basement and ground level through four upper floors to dormer level.

Because the estate had no coding for its windows, every opening was given a code built from its location, its level, whether it is a window or a door, and its number, so that the same reference identifies a single opening unambiguously from the survey through to tender, works and completion, on an estate where block, floor and elevation all repeat.

The upper floors and the roof-level dormers were surveyed by drone, so that the condition of every opening could be recorded without scaffolding, and the report set out what each window needed alongside the register, so that the estate had one document for both the condition of its windows and the programme of work.
