A condition survey of the sash and casement windows at a listed Victorian hostel building in south Belfast, commissioned to support a phased repair programme while the building was undergoing full refurbishment.
Each window was recorded and photographed, with repair and replacement set out separately so that the work could be staged across more than one budget year. Northern Ireland operates its own listed building consent regime, and the report reflects that.

Twenty-eight sash and casement windows were surveyed across the ground floor, the first floor and the top floor landing, covering the front, side and rear elevations.
Six windows were graded urgent, twenty-one recommended and one monitor, and that spread is the useful part, because it turns a building-wide repair into a programme that can be staged, with the parts to be replaced named rather than implied. Those included bottom rails and joints, a hardwood sill, an external cheek and the bottom rail of a top sash.
Two first-floor bay windows could not be approached, as both areas were cordoned off and one had no floorboards beneath it, so findings were recorded as far as the limited access allowed and each light of the bay was presented separately rather than inferred. An internal curved glazed screen was excluded from the report and flagged to be measured and priced on its own.
Northern Ireland operates its own listed building consent regime, and the report was written with that in mind.
