A phased window condition survey of a university building in a Liverpool conservation area. The instruction was split into two phases so that the findings of the first could set the scope of the second.

Each window was recorded in turn and photographed, with the box frames, sashes, glazing and ironmongery assessed separately, and the report was issued to support planning of the works programme.

The first phase covered a sample of windows across all four elevations, so that the pattern of condition across the building could be established before the remainder were surveyed in the second phase.

The building sits in a conservation area, which sets what consent is needed and what an officer will expect to see. Establishing that at the outset mattered more than any single window finding.

Glazing was recorded as single throughout the building, which meant the thermal question could be treated as a building-wide decision rather than window by window. Each window was coded by floor and elevation and photographed, with the photographic record referenced back to the same codes.
